Title Insurance:

There are two kinds of title insurance policies: lender’s policies and owner’s policies (sometimes called “fee policies”).

A lender’s policy is required by almost all banks and credit unions as part of the mortgage closing process. This insurance protects the lender’s interest in the property if there is a title defect or claim against the property by fixing the defect or by compensating the bank for a monetary loss. A lender’s policy protects the lender and does not protect you at all.

The second kind of insurance is owner’s (or fee) policy. An owner’s policy provides the same kind of protection as a lender’s policy but it protects you as the property owner. It is available for purchase at your closing for a one-time fee at a reduced rate.

If you would like an estimate of what title insurance charges you might incur in your transaction, you can calculate title insurance costs here.
